This historic section of Derwood is one of the last areas near Rockville, Maryland that has yet to be developed. There are several major developments that have been approved or in the zoning approval phase within the immediate area of CLW's Redland project. Winchester Homes's Baldwin site plan has been approved to build 43 units, mostly townhouses on the Derwood Bible Church site one block from Redland Blvd. A larger premium community being developed by Keystone REI will include a mix of single, townhomes as well as a apartment/condo building with 153 units being built directly across the street from CLW's Redland project. The Reed Brothers at Shady Grove Metro has a 417 unit parcel along FrederickRoad (MD355). Other projects alsohave also been proposed to be built in this prime area which is within walking distance to the Shady Grove Metro.
